Looking to get ahead of the competition? Even the smallest improvements can have a massive impact on your vacation rental income. Here are some ways to increase revenue and maximize bookings: Offer more amenities Stand out from the competition by offering amenities and thoughtful extras that add value to your guests’ rental experience. By investing in features such as high-speed Wi-Fi, Smart TVs, gaming consoles, and docking stations you already put yourself ahead of the curve. Guests also value having access to a washer and dryer, dishwasher, and a hairdryer. Make your property Instaworthy and memorable for guests by adding a unique feature like a photo wall. Consider making space on one wall that has a cool background for selfies. A great budget option is patterned wallpaper, a custom wall decal, or a fun phrase painted on the wall or drawn in chalk like – Having a Whale of a Time, #Lakelife, or Out of Office. Offer a bonus play area for kids of all ages. If you have unused space, even if it is in the garage, consider adding a ping pong table, air hockey, or foosball. If your home is by the beach or a lake, provide plush beach towels, beach toys, bikes and kayaks. These thoughtful extras can really take your home – and your reviews – to the next level. Consider making your property pet-friendly Properties that allow pets have the potential to earn more revenue due to the fact that many people choose short-term rentals over hotels so they can bring their beloved pets along. We suggest including a designated food and water bowl, toys, and a dog bed for the furry guests. Don’t neglect your outdoor living space A deck or patio with durable and comfortable outdoor furniture, a BBQ, fire pit, and a hot tub are all investments that will quickly pay off in the form of higher-dollar bookings. If you have the space, consider upping the fun ante with a putting green, corn hole, a croquet set, horseshoes, a hammock or porch swing. Make sure your grounds are well-maintained. Upgrade your decor Upgrade your home’s decor to create a welcoming and comfortable atmosphere. The ambiance and visual appeal of your vacation rental can play a significant role in attracting and retaining guests. Invest in stylish and durable furnishings that not only look great but can also withstand the wear and tear of frequent use. Pay attention to details such as lighting fixtures and decorative accents that enhance the overall aesthetic. If you choose a theme – nautical, mountain-chic, etc. – we recommend not going too overboard or kitschy. Remember the mantra, less is more. Many guests prefer a non-cluttered space. Cater to guests that like to cook Make sure your home has enough glassware, coffee cups, silverware, and serving utensils to accommodate the number of guests you are hosting. We recommend taking inventory and restocking at least twice a year. Replace pots and pans before they start looking too worn, and add additional items like foil, saran wrap, Tupperware, Ziplock bags, a spice rack, oven mitts, and dish towels. Listen to your guests’ reviews Reviews are a free way to evaluate your rental business performance. Whether positive or negative, feedback of any kind can highlight what’s working well for your guests and where there is room for improvement. If a guest comments about the amenities you provide, you’ll know it’s worth maintaining and something that enhanced their rental experience. Similarly, if several guests mention an uncomfortable bed, it may be time for a replacement Create a home away from home Make your guests feel at home with a welcome basket with a bottle of wine or an assortment of local snacks/goodies. A thoughtful touch could be including a welcome note where you can also highlight a special feature about the home. Guests also appreciate recommendations for things to do, see, eat as well as operating instructions for fireplaces, hot tubs, sound systems, thermostats, etc. Meredith Lodging Meredith Lodging prides itself on being an “owner-first” company. Our expertise and experience in the vacation rental market can help maximize your profits and increase bookings. Our team can audit your home and read through your reviews to help you identify the upgrades that will make the biggest difference for your bottom line. Seeing orcas off the Oregon Coast is a rare treat; however, sightings have gone up in recent years as the population of transient orcas has increased thanks to conservation efforts that are helping restore populations of prey animals – like sea lions, seals, and gray whales. In fact, last Monday, May 8th, whale watchers along the coast spotted a pod of orcas hunting prey together in an organized group in the waters between Cape Foulweather and Gull Rock. Interesting fact – Commonly called ‘killer whales,’ orcas are actually the largest member of the dolphin family. What are transient orcas? Transient orcas are a different subspecies from the famous resident orcas located around the San Juan islands in Washington. Transient orcas stay in smaller pods generally made up of less than 10 orcas and eat primarily marine mammals. How to spot an orca Orcas are most often spotted in the waters near Depoe Bay and Newport. The first thing you are likely to see is their dorsal fin. Male orcas have a dorsal fin that can be up to six feet in height, while females and juveniles have shorter fins. Newport offers several high vantage points ideal for orca and whale watching – the lighthouse at Yaquina Bay, the Yaquina Head area, and Cape Foulweather. The Whale Watching Center in Depoe Bay is another great place to spot orcas. Prefer to get up close and personal? There are several great whale charter companies in Depoe Bay to choose from. Their experienced and friendly crew will make sure you have a memorable excursion! Book Your Next Coastal Getaway with Us! Whether you are a pro or a beginner, we have some tips that will have you hanging 10 in no time! Interested in learning? Seaside is home to two fantastic surf schools run by enthusiastic and knowledgeable locals dedicated to sharing their love of the sport and the ocean. Oregon Surf Adventures Oregon Surf Adventures offers lessons for all skill levels as well as semi-private, private or private group sessions. During the summer, they also hold one- and two-day camps for kids and teens (ages 7-17) combining surfing with marine biology lessons and beach games. 3-hour lessons start at $99 per person, plus $25 for equipment rental. Swing by the local surf shops to pick up some wax and score some insider tips. What’s the best time of year to learn to surf? Surfing the Oregon Coast is a year-round sport, but late May to mid-September is the ideal time to learn, because the waves are smaller and more manageable, and the NW winds are blowing. Not your first time on a board, but maybe your first time in Oregon waters? Fall boasts ideal conditions with less wind, warmer waters, and consistent surf. Winters are awesome too, if you can brave heavy rainfall and chilly ocean temperatures. We recommend wearing a thick wetsuit, booties, gloves, and a hood as well as checking out the daily and weekly surf forecast before heading to the beach. Where do I surf? Your knowledgeable instructors will choose the lesson location based on tidal and wind conditions anywhere from Astoria to Manzanita. However, lessons are often held on Short Sands Beach within Oswald West State Park, or near “The Cove” on the south end of Seaside Beach. Insider tip: Longboarders head to “The Cove” at high tide for hollow, clean, and fun waves. Hungry Post Surf? We recommend grabbing a pizza from Angelina’s Pizzeria & Cafe or A&B Pizza to enjoy back at your cozy Meredith Lodging vacation rental after a well-deserved surf session. Surf and Stay with Us! Meredith Lodging has an impressive collection of Seaside vacation rentals. Many of our homes have hot tubs – perfect for an after surf soak! If you are planning to be in Oregon the 2nd weekend in October, you may get to experience a sight to behold – an annular solar eclipse. Sky-watchers in parts of Oregon will be among the first in the U.S to see the big show before it continues towards Texas and Central America. Those inside the path of the eclipse will see the sun appear as a bright ring-shaped halo around the edges of the moon for a full 4 minutes before it moves southeast. What Causes the Dramatic Ring of Fire? An annular solar eclipse occurs only when the moon is at its furthest point from the Earth and passes between our planet and the sun. Because the moon is too far away to block out the sun completely, it creates a brilliant “ring of fire” around it. Where and When to Watch The 2023 annular solar eclipse will be visible along a narrow path crossing from Oregon to Texas. The eclipse will make landfall along parts of the Central and Southern Oregon Coast (including Coos Bay and North Bend shortly after 8 a.m., before reaching “annularity” at 9:18 a.m. on October 14, 2023. This interactive map from the Oregon Museum of Science and Industry (OMSI) will help pinpoint locations to view the eclipse. How to View the Eclipse Safely The only safe way to view a solar eclipse is with special eclipse glasses or a solar filter. Never look directly at the sun, even during a partial eclipse, without protection. The sun’s rays can cause serious eye damage, including blindness. Eclipse glasses are specially designed to filter out the sun’s harmful rays. They are available at most astronomy stores and some retail stores. You can also purchase them online. Solar binoculars are another option for viewing a solar eclipse. They are equipped with special filters that protect your eyes. However, solar binoculars are more expensive than eclipse glasses. If you are planning to view the solar eclipse, be sure to get your eclipse glasses or solar binoculars well in advance. Supplies tend to sell out quickly. Local tip: Get your eclipse glasses at the Coos Bay Visitor Center or stop by a Travel Oregon Welcome Center between Oct. 1 and Oct. 14 to pick up a free pair (while supplies last). Eclipse glasses are available for purchase at the OMSI Science Store. What if I Can’t View the Eclipse in Person? OMSI will be broadcasting the annular eclipse live online. Check out their broadcast schedule to join in the global experience wherever you are. Book Your Solar Eclipse Getaway Today! We have an amazing collection of homes in Central Oregon and the Oregon Coast that will put you in the path of this natural phenomenon. Grab your eclipse glasses and we will see you there!
